The biggest part of selling a house quickly deals with detatching yourself entirely from your home. Take down family pictures and keep in mind that you are selling a product, not your home. "THIS IS NO LONGER YOUR HOME." Think it. Embrace it. Love it. Live it. Make minor repairs and adjustments. Stage your home so that it is welcoming to a buyer and leave them scurrying for their checkbooks. Use colors to decorate that match the season you are selling in. Light candles; turn on the lights in your home. Mop and sweep consistently. DE-CLUTTER!! Every single detail you choose to put into decorating and preparing your home for being on the market, will show and pay off in the overall time it takes to sell your home. Rearrange the rooms and the kitchen and find places to hide things while your house is being shown. Rent a storage unit to temporarily place big items that could hinder a buyer's interest. Make it your own style, but do not make it personal. Make it fun and elegant together, but not so much that it becomes tacky. Love your home, but prepare it to let it go.
